Frequently Asked Questions

Asphalt Paving Questions

How much does an asphalt driveway cost in Florida?

Published national guides list new asphalt driveways at roughly $7 to $13 a square foot and full tear-out jobs at about $8 to $15 a square foot; Angi's average driveway project is about $5,349, and HomeGuide's figure for a 24-by-24-foot two-car driveway is $1,700 to $4,000. Prices in South Florida can differ, and the base, tear-out and permit needs move the price. Your written quote follows a site visit.

How long does an asphalt driveway last in Florida?

Cost guides put the life of an asphalt driveway at about 15 to 20 years with maintenance. In South Florida, sun and heat oxidize the surface and rain finds any open crack, so sealing and filling cracks on schedule matter. A well-built base and good drainage help most.

Is asphalt or concrete better for a driveway in South Florida?

Asphalt usually costs less to install and is easier to repair or resurface, but it needs regular sealing and crack filling. Cost guides note that concrete generally lasts longer, up to twice as long, with less maintenance, at a higher upfront price. Asphalt also softens in strong heat, so heavy point loads like trailer jacks need a board under them. The right choice depends on budget, use and HOA rules.

When should a new asphalt driveway be sealed?

Give it time. New asphalt needs to cure first, and guides suggest a wait of three to six months before the first coat. From then on, resealing every few years helps shield it from sun and water.

Do I need a permit to pave my driveway in Davie?

Usually, when the job is a new or replacement driveway or touches the swale. The Town's published driveway checklist, as summarized by a permit guide, routes asphalt driveways to engineering review and asks for a survey, site plan and swale details. Each city sets its own rules. Where the Town allows it, we prepare the permit documents and help with filing; confirm the current requirements with the Town.

Can you pave over an old asphalt driveway?

It can work, provided the pavement underneath is solid. An overlay lays fresh asphalt on top of the existing surface for less than the cost of tearing it out. Sinking, cracking across most of the surface, or a driveway past about 20 years with a worn-out base usually point to replacement instead. We check at the estimate.

What is the best time of year to pave in South Florida?

Paving and sealing go most smoothly in dry weather. Southeast Florida's dry season runs from about November through April, when afternoon thunderstorms are less frequent. Wet-season jobs can still be done; we schedule them around the forecast, and sealcoating in particular waits for dry pavement.

Asphalt Driveway Paving Questions

How much does a new asphalt driveway cost?

National guides put a new asphalt driveway at about $7 to $13 per square foot installed and replacement at $8 to $15, with an average project around $5,349. Smaller two-car driveways can come in lower. Base work, removal and permits change the total, so we price after seeing the site.

How thick should an asphalt driveway be?

Cost guides give 2 inches of compacted asphalt as the minimum and note that 4 to 6 inches may be recommended for more durability. The base underneath matters just as much. We size both for the heaviest vehicle that will use the driveway.

Do I need a permit for a new driveway in Davie?

New driveways and work across the swale or right-of-way generally need a permit. Per a summary of the Town checklist, engineering staff review asphalt driveways and want a survey, site plan and swale cross-sections. Where the Town allows, we get the documents ready and help you file; the Town sets the current rules.

Can you add onto or widen my existing driveway?

Yes. An extension or widening is paved to tie into the existing surface and drain the same direction. The new asphalt will look darker than the old at first; sealcoating the whole driveway once the new section has cured evens out the color.

Should my driveway be replaced or resurfaced?

If the base is sound and the problems are surface cracks and wear, resurfacing may be enough. Sunken areas, widespread cracking or a failed base point to replacement. We show you what we find at the estimate.

Parking Lot Paving Questions

How much does it cost to pave a parking lot?

National cost guides put installed asphalt paving at about $3 to $7 per square foot and a 10-car lot at about $9,000 to $21,000. Per-square-foot prices can drop on larger lots. Base repairs, drainage and phasing add to the total.

Can you pave while our business stays open?

In most cases, yes. Lots can be paved in sections, with part of the lot open while the rest is closed. We work out the phases and dates with you in writing before scheduling.

Do accessible spaces have to be restriped after repaving?

The lot has to be striped again after paving, and Florida law sets rules for accessible spaces, including a 12-foot space width, a 5-foot diagonally striped access aisle, blue outlines and signs. Our striping handles the statute's dimensions and paint; slope, the accessible route, signs and the space count come from the site plan.

Our lot floods after heavy rain. Can paving fix that?

Sometimes. If water ponds because the surface has settled or the grades were lost, repaving with corrected grades can move water to the existing drains. If the drains themselves are clogged or too small, that is a drainage problem first, and underground storm work in Florida is state-regulated work, contracted directly by the owner with a licensed underground utility or general contractor.

Asphalt Sealcoating Questions

How often should asphalt be sealcoated?

Guides suggest every three to five years for a typical driveway, within a wider range of about 2 to 10 years depending on the sealant and climate. Strong sun and heavy traffic shorten the interval.

How soon can I seal a new asphalt driveway?

Guides recommend waiting about three to six months after paving so the fresh asphalt can cure before it is sealed.

How long after sealcoating can I drive on it?

Most sealers need about 12 to 72 hours before cars go back on them, depending on the product, the sun and the humidity. We give you the time for your job when we finish.

Is sealcoating worth it?

On pavement that is still sound, a sealcoat helps keep water, oil and fuel out of the surface and slows the sun damage that leads to cracking. It is not a repair: pavement with potholes or a failed base needs fixing first.

Does sealcoating fill cracks?

No. Sealcoat is too thin to close a crack. Cracks are cleaned and filled with crack filler before the coat goes down.

Asphalt Repair & Patching Questions

How much does asphalt repair cost?

Angi's national figures put crack filling at about $1 to $3 per linear foot, pothole patches at $100 to $500 each, and repairs by area at $2 to $5 per square foot, with an average repair project around $2,468. The extent of base damage drives the price.

Is cold patch a permanent fix?

Cold patch is meant as a quick, temporary fill. A hot-mix patch compacted into a cleaned, squared-off hole bonds better and is the standard permanent repair for driveways and parking lots.

Should cracks be filled before sealcoating?

Yes. A sealcoat cannot bridge a crack, so filling comes first and the coat goes on after the filler has set.

Why do potholes keep coming back in the same spot?

Usually because the patch filled the hole but left the soft or wet base underneath. A lasting repair removes the failed base, rebuilds and compacts it, and then repaves the area.

Asphalt Resurfacing Questions

What is the difference between resurfacing and replacing asphalt?

Resurfacing adds a new layer over the existing pavement and keeps the old base. Replacement removes the old pavement and rebuilds from the base up. Resurfacing costs less but only works when the base is still solid.

How much does it cost to resurface an asphalt driveway?

Angi lists resurfacing at about $1 to $4 per square foot, or $500 to $2,000 total, and an overlay at $3 to $7 per square foot in its driveway guide; full replacement runs $8 to $15. Repairs and milling change the total.

Can you resurface over cracked asphalt?

Narrow surface cracks can be cleaned, sealed and overlaid. Wide alligator cracking or sunken areas mean the base has failed, and those sections need rebuilding first, or the cracks can show through the new layer.

Will resurfacing raise my driveway?

A straight overlay raises the surface by the thickness of the new layer. Where that would leave a lip at the garage, sidewalk or street, the edges are milled first so the new surface meets them evenly.

Line Striping & Pavement Marking Questions

How much does parking lot striping cost?

HomeGuide's national figures put a standard stall at about $4 to $5, an accessible stall at $25 to $40, and a medium lot of 30 to 50 stalls at about $500 to $1,200, plus a mobilization fee of roughly $150 to $350. New layouts cost more than restriping.

How often should a parking lot be restriped?

Cost guides put striping life at about 2 to 5 years, depending on traffic, sun and paint quality. Lots also need restriping after every sealcoat, since the coat covers the lines.

What are the requirements for accessible parking spaces in Florida?

Section 553.5041 requires accessible spaces at least 12 feet wide, a diagonally striped access aisle at least 5 feet wide on an accessible route, blue outlines, and a permanent sign at least 60 inches high reading 'PARKING BY DISABLED PERMIT ONLY.' Stricter federal ADA requirements also apply where they give more access. Striping covers the widths and markings; slopes, routes, signage and space counts depend on the site and its design.

Can you stripe while the business is open?

Usually. We stripe in sections or outside business hours, and many striping paints dry within about an hour in mild weather.
