Asphalt Paving in Davie, FL

Paving a Lot That Has to Stay Open

Parking lot paving in Davie and across Broward County is a different job from a home driveway. A lot carries more weight, more turning traffic and delivery trucks, and it usually cannot close for long. It also has far more surface to drain: in a summer storm, every part of a large lot has to shed water toward inlets, swales or a retention area quickly, or it ponds where customers walk.

Heavier traffic needs more pavement

Pavement damage grows much faster than vehicle weight. Engineering references describe the damage a vehicle does as roughly proportional to its axle load raised to the fourth power, so doubling an axle load causes about 16 times the damage. That is why drive lanes, dumpster pads and loading areas need more base and asphalt than the parking stalls. We map the heavy-traffic routes before setting thickness.

Drainage on a flat site

Commercial lots in Broward drain to inlets, swales or retention areas laid out when the site was permitted, and paving has to keep those grades working. Water that sits on asphalt finds its way through cracks into the base, and a soft base turns into potholes under traffic. We check grades before paving and set the new surface to carry water to the existing drainage. Drain pipe, catch basins and other underground storm structures are state-regulated underground utility work in Florida; if a lot needs them, the owner contracts directly with a licensed underground utility or general contractor, and our paving is scheduled around that work.

Keeping the business open

Most lots can be paved in sections, so part of the lot stays open while another part is closed. We plan the phases with you around business hours, deliveries, services or HOA schedules, mark closed areas clearly and put the dates in writing so tenants and customers know what to expect.

Rebuild, overlay or patch

Not every worn lot needs to be torn out. If the base is sound and the damage is mostly surface cracking and fading, milling and overlaying may be enough. Areas that are sunken, alligator-cracked or holding water need the base rebuilt before new asphalt goes down. A lot can also get a mix: full-depth repairs in the worst areas and an overlay over the rest. Your written plan shows which areas get which treatment.

Accessible parking and striping

Repaving means restriping, and that is the time to check accessible parking. Florida's accessible parking statute, section 553.5041, sets widths and markings: 12-foot spaces, a 5-foot access aisle with diagonal stripes, blue outlines and a posted sign. The paint work takes care of widths and markings; whether the spaces fully comply also turns on slopes, the accessible route, signs and how many spaces the site needs, all set by the site design.

Permits and plans

New lots and lot expansions can need site plan approval and engineering permits, and some repaving projects need permits too. On new lots, the site's engineered drainage and any work the city assigns to a licensed contractor are done by that contractor; our part is the grading, base, paving and striping. Where the city allows, we draw up the paving portion of the permit paperwork and support the application; check the requirements with the city.

1. Survey the lot

We map failed areas, drainage, heavy-traffic routes and the current striping.

2. Plan and phase

You get a written scope, a phasing plan and the permit requirements.

3. Repair and pave

Failed sections are rebuilt, then the lot is paved or overlaid in sections.

4. Stripe and reopen

Lines, accessible spaces and markings go down once the asphalt is ready.

Parking Lot Paving Questions

How much does it cost to pave a parking lot?

National cost guides put installed asphalt paving at about $3 to $7 per square foot and a 10-car lot at about $9,000 to $21,000. Per-square-foot prices can drop on larger lots. Base repairs, drainage and phasing add to the total.

Can you pave while our business stays open?

In most cases, yes. Lots can be paved in sections, with part of the lot open while the rest is closed. We work out the phases and dates with you in writing before scheduling.

Do accessible spaces have to be restriped after repaving?

The lot has to be striped again after paving, and Florida law sets rules for accessible spaces, including a 12-foot space width, a 5-foot diagonally striped access aisle, blue outlines and signs. Our striping handles the statute's dimensions and paint; slope, the accessible route, signs and the space count come from the site plan.

Our lot floods after heavy rain. Can paving fix that?

Sometimes. If water ponds because the surface has settled or the grades were lost, repaving with corrected grades can move water to the existing drains. If the drains themselves are clogged or too small, that is a drainage problem first, and underground storm work in Florida is state-regulated work, contracted directly by the owner with a licensed underground utility or general contractor.
