When Resurfacing Is the Right Call

Asphalt resurfacing puts a new layer of asphalt over an existing pavement. It sits between patching and full replacement in cost, and it suits a driveway or lot that is worn, faded and cracked on top but still solid underneath. Cost guides describe typical resurfacing as a 1- to 2-inch overlay placed directly over the existing surface. It renews the surface and adds some thickness, but it relies on the old pavement and base below to carry the load.

Is the base sound?

The decision depends on what is under the surface. Signs that resurfacing can work: cracks are mostly narrow and on the surface, the pavement is not sinking, and water drains off it. Signs that it is the wrong fix: large sunken areas, wide alligator cracking, or soft spots that flex when a vehicle drives over them. Cracks in a failed base tend to show back up through a new overlay.

Overlay or mill and pave

A straight overlay raises the surface by the thickness of the new layer. On a driveway that can leave a lip at the garage, the sidewalk or the street; on a parking lot it can bury curbs or change how water reaches the drains. Milling grinds off the top of the old asphalt first, so the new surface finishes at the right height. Engineering references list grinding off the top course and overlaying as the step up from a thin overlay, below full reconstruction.

Repairs come first

Resurfacing usually starts with some repair. Failed sections are cut out and rebuilt before the overlay, cracks are cleaned and sealed, and the surface is cleaned and given a tack coat so the new layer bonds to the old one. Each of those steps is listed in the quote, so you can see what is being done before the new asphalt goes down.

Keeping water moving

Resurfacing is a chance to correct small drainage problems. Where water ponds in a shallow low area, the new layer can be shaped to carry it toward the swale, a drain or the lawn. That works within limits; a large settled area may need a base repair or regrading first. On flat Broward ground, a small change in grade makes a real difference.

Asphalt over concrete

Asphalt can be laid over an old concrete driveway, but cost guides note it is not a long-term solution and does not last as long as a new asphalt or concrete driveway. Joints and cracks in the concrete can show through. We will tell you if replacement makes more sense.

After resurfacing

Treat a new overlay like new asphalt: let it cure before the first sealcoat, keep heavy point loads off it while it is soft in summer heat, and fill cracks as they appear.

What This Covers

Resurfacing is only quoted when the base can carry it.

Overlay

A new 1- to 2-inch layer of asphalt paved over a sound, cleaned surface.

Mill and pave

Grinding off old asphalt so the new surface meets curbs, garages and sidewalks at the right height.

Pre-overlay repairs

Cutting out and rebuilding failed areas before the new layer goes down.

Grade correction

Shaping the new layer to move water off shallow low spots.

How It Works

1. Check the base

We look for sinking, soft spots and wide cracking that rule out an overlay.

2. Repair

Failed areas are rebuilt and cracks are cleaned and sealed.

3. Prepare

The surface is cleaned, milled where needed and tack-coated.

4. Pave

The new layer is placed, shaped for drainage and rolled.

Asphalt Resurfacing Questions

What is the difference between resurfacing and replacing asphalt?

Resurfacing adds a new layer over the existing pavement and keeps the old base. Replacement removes the old pavement and rebuilds from the base up. Resurfacing costs less but only works when the base is still solid.

How much does it cost to resurface an asphalt driveway?

Angi lists resurfacing at about $1 to $4 per square foot, or $500 to $2,000 total, and an overlay at $3 to $7 per square foot in its driveway guide; full replacement runs $8 to $15. Repairs and milling change the total.

Can you resurface over cracked asphalt?

Narrow surface cracks can be cleaned, sealed and overlaid. Wide alligator cracking or sunken areas mean the base has failed, and those sections need rebuilding first, or the cracks can show through the new layer.

Will resurfacing raise my driveway?

A straight overlay raises the surface by the thickness of the new layer. Where that would leave a lip at the garage, sidewalk or street, the edges are milled first so the new surface meets them evenly.
