Paving a Dense, Working City
Asphalt Paving in Hialeah means working in a very tightly packed city, denser than Miami Gardens, Doral or Miami Lakes. More than 223,000 people lived on about 21.6 square miles of land at the 2020 census, which works out to over 10,300 residents per square mile. Lots are narrow, street parking is scarce, and a single driveway or parking area often has to serve several cars every day.
Hialeah became known as an industrial city in the 1970s and 1980s, and its remaining warehouses, body shops and distribution yards can put loads on asphalt that a residential driveway does not see. Box trucks and forklifts can grind the surface at turning points and loading doors. We plan those jobs around how the property actually works, so the thickest pavement goes where the heaviest wheels land.
Built on flat, low ground
The city's name is usually traced to Muskogee or Seminole words for prairie, and the land between Biscayne Bay and the Everglades is about as flat as it gets; Wikipedia lists Hialeah's elevation at 0 feet. On ground like that, a fraction of an inch of slope decides whether rain runs off or stands. We shoot grades before we pave, slope the new surface toward the low points the site already drains to, and aim to avoid birdbaths that hold water and soften the asphalt.
Apartments and rental properties
Census figures show that a little under half of Hialeah homes, about 46.6%, are owner-occupied, so a lot of housing is rented, and a rental property's parking may belong to a duplex or apartment building. For owners and managers, a sensible plan is often to fix failed areas first, then sealcoat and restripe so the lot looks cared for and the spaces are clear. Work can be phased so tenants keep somewhere to park.
Where we can help in Hialeah
- Industrial and warehouse yards that need full-depth patches at loading areas
- Multifamily parking lots that need patching, sealcoat and new striping
- Narrow residential driveways that need replacement or an overlay
- Small commercial lots along busy corridors where access has to stay open
- Speed bump, wheel stop and pavement marking work
Permits in a city with its own rules
Hialeah has been an incorporated city since 1925, so permitting runs through the city rather than unincorporated Miami-Dade. Changing a curb cut, or doing other work in the right-of-way, can require approval. Before quoting, we ask the city what applies to your property. If Hialeah permits it, we can assist with drafting the application, though contractor registration with the city may be a prerequisite; check with Hialeah directly.
Heat, oil drips and shop traffic
Asphalt is held together by a petroleum binder, and two things in Hialeah wear on it steadily: year-round sun that bakes the binder until the surface turns gray and brittle, and the oil, gasoline and fluid drips that collect in shop bays and fleet parking. Fuel and oil soften asphalt from the top down. On properties with that kind of exposure, we recommend cleaning and priming stained areas before sealcoating, and patching the soft spots rather than sealing over them. A maintained surface sheds water better, which matters on ground this flat.
Hialeah by the Numbers
- Roughly 10,300 residents per square mile. Hialeah had 223,109 residents in 2020 on 21.58 square miles of land, or roughly 10,338 residents for each square mile. The 2025 estimate is 230,968 (U.S. Census Bureau).
- Mostly renter-occupied housing. Just 46.6% of Hialeah's housing units are lived in by their owners, and those homes carry a median value of $392,000 (5-year Census estimates through 2024). With most units rented, parking for duplexes and apartment buildings is a common paving need.
- Incorporated in 1925, freight still busy. Hialeah was incorporated on September 10, 1925, when it had about 1,500 residents. Wikipedia notes it became known as an industrial city in the 1970s and 1980s, though most of those industries have since gone. The 2022 Economic Census still credits Hialeah's transportation and warehousing firms with about $748.6 million in receipts.
- Flat prairie terrain. The city sits on a broad prairie between Biscayne Bay and the Everglades, with its elevation listed at 0 feet. Very flat land makes careful grading essential for drainage on paved surfaces.

Hialeah Questions
Can you pave an industrial yard while my business stays open?
In many cases, yes. We can split a yard into sections and pave one area at a time so trucks still have a route in and out. The plan depends on the size of the yard and how deliveries flow, which we work out during the estimate.
What is the difference between patching and resurfacing a parking lot?
Patching cuts out and replaces failed spots, like potholes or alligator cracking. Resurfacing puts a new layer of asphalt over the whole lot. If most of the lot is solid, patching plus sealcoat costs less; if failures are widespread, resurfacing often makes more sense.
Oil stains have soaked into our shop lot. Can sealcoat cover them?
Light stains can be cleaned and primed so sealcoat bonds over them. Where oil has softened the asphalt, the damaged area should be cut out and patched first, because sealer alone does not restore softened pavement.
My driveway is very narrow. Is asphalt still a good choice?
Yes. Asphalt works well on narrow driveways and is quicker to place than many alternatives. We pay close attention to the edges, since narrow driveways take more tire traffic along the sides.
