Paving in a Planned Lake Community
Asphalt Paving in Miami Lakes takes place in a town that was designed down to the curve of its streets. The Graham family began building here in 1962 on what had been their dairy farm, and landscape architect Lester Collins laid out winding, tree-shaded roads and irregular lakes instead of the straight grid found across most of Miami-Dade. That plan still defines the town, and new paving should fit it.
Water is a real part of the landscape. Roughly 0.85 of the town's 6.51 square miles is water, and for homes that back onto a lake or canal, stormwater from a driveway has to go somewhere. Swales and existing drainage paths need to keep working. We look at where your runoff heads now, and we grade new asphalt so it keeps flowing to the swale or street rather than across the lawn toward the water.
Curb appeal carries weight here
Miami Lakes has one of the higher median home values in the area, about $626,400 according to the Census. The town also adopted a Beautification Master Plan in 2014 that covers medians, gateways and crosswalk pavers. In a place that cares this much about appearance, a faded driveway stands out, and a clean edge line and fresh sealcoat can do a lot for the front of a house.
Neighborhood services
- Driveway replacement with clean, straight or curved edges to match the lot
- Asphalt overlays where the base is still solid
- Sealcoating to restore a deep black finish and slow oxidation
- Crack sealing and small patch repairs before they spread
- Parking area repairs and restriping for clubhouses, offices and shopping centers
Town permits and swale rules
Miami Lakes has been its own municipality since 2000, and work on a driveway approach or in the swale may need town approval. Local rules may also limit how much of a front yard is paved. Because those details vary by lot and change over time, confirm with the town what applies to your lot. Where Miami Lakes lets contractors apply, we can assist with the application, and the town may require contractor registration first.
Coordinating with associations
If your neighborhood has a homeowner association, it may have its own rules on driveway materials, colors and contractor hours. We are glad to provide a written scope and product details for an architectural review submission, and we schedule work once approval is in place.
Trees, roots and shaded asphalt
The tree-lined streets that make the original Miami Lakes plan so pleasant also bring roots. Over time, roots from shade trees can lift the edges of a driveway and crack the surface in a pattern that follows the root line. Shaded asphalt also stays damp longer after rain. When we price a driveway near mature trees, we look for root heave, discuss whether the area can be reshaped without harming the tree, and note any tree protection rules the town may apply. Removing or cutting a protected tree is a separate permit question, so we raise it early rather than at the end of the job.
Know Your Town: Miami Lakes
- Master-planned since 1962. Development began in 1962 by Sengra (now the Graham Companies) on land formerly owned by state senator Ernest "Cap" Graham. Lester Collins master-planned the original community with curving roads and lakes, an early model of New Urbanism.
- Lakes cover part of the town. Of Miami Lakes' 6.51 square miles, 0.85 square miles (about 6.73%) is water, and its elevation is about 7 feet. Drainage toward swales and away from lakes and homes matters on every paving job.
- High home values. Census figures put the typical Miami Lakes home at $626,400, and owners occupy about 59.8% of its residences. The town counted 30,467 people in 2020 and is estimated at 33,067 for 2025.
- A young town with a beautification plan. Miami Lakes incorporated in December 2000 as the 31st municipality in Miami-Dade County. It adopted a town-wide Beautification Master Plan in 2014 covering medians, gateways and paver crosswalks (The Miami Laker).

Miami Lakes Questions
My home backs onto a lake. Does that change how the driveway is paved?
It can. We make sure the new surface drains toward the swale or street and not toward the lake or your foundation. We also check where existing drainage paths run before setting the grade.
Will my HOA need to approve a new driveway?
Many Miami Lakes associations review exterior changes, including driveways. Check your community's rules; we can supply a written scope and material details for the application.
Tree roots are lifting the edge of my driveway. What are the options?
Options range from cutting out and re-paving the raised section to rerouting the edge of the driveway. Any work near a tree's roots, or removal of a tree, may fall under town tree rules, so we check before recommending a fix.
How often should a Miami Lakes driveway be sealcoated?
Intense sun dries out asphalt, so a periodic sealcoat helps. The right interval depends on traffic and how faded the surface looks. We can assess yours and tell you whether it is due.
