Parking Lots in a Retail and Office Hub

Asphalt Paving in Sunrise has a strong commercial side. Sunrise is home to Sawgrass Mills, which has grown to almost 2.3 million square feet with about 350 outlet and value retailers, to the Amerant Bank Arena where the Florida Panthers play, and to Sawgrass International Corporate Park on 612 acres. Census figures put retail sales at $36,781 per resident in 2022. All of that activity rides on asphalt.

What a busy lot needs

  • Pothole and alligator-crack repair before small failures spread
  • Resurfacing when the top layer is worn but the base is sound
  • Sealcoating to protect against sun, fuel drips and oil
  • Fresh line striping, stop bars, arrows and fire-lane markings
  • Accessible parking laid out to federal standards

Accessible parking basics

The U.S. Department of Justice summarizes the 2010 ADA Standards this way: a car-accessible space must be at least 96 inches wide with an access aisle at least 60 inches wide, slopes may not exceed 1:48 (2.08%) in any direction, and at least one of every six accessible spaces must be van accessible. The required count scales with lot size, for example 4 accessible spaces for a lot of 76 to 100 spaces. Slope is a paving issue as much as a striping issue, so we check grades at the accessible stalls when we resurface. Your designer or the city can confirm what applies to a specific site.

Working around business hours

Shopping centers, offices and medical buildings cannot simply close for a week. We plan lots in sections, sequence sealcoating and striping so traffic can be rerouted, and schedule around peak hours where possible. The written quote lists the phasing so tenants and managers know what to expect.

Drainage across large paved areas

A lot that covers several acres collects a huge volume of water in a summer downpour. Low spots near storm inlets, curb lines and cart corrals hold water, soften the base and become potholes. When we resurface, we check that surface water still flows toward the inlets, adjust pavement grades where we can, and repair failed base underneath before placing new asphalt over it. If an inlet frame sits too high or too low, we flag it so it can be adjusted by the appropriate licensed party before we pave, and we tie the new surface in around it.

Event and peak traffic

Sites near the arena and the outlet mall can see heavy surges on game nights, concerts and holiday weekends. Pavement in drive aisles and entrances wears faster than parking stalls, so it can make sense to treat those lanes on a shorter maintenance cycle than the rest of the lot.

Residential Sunrise

The city began in 1961 as Sunrise Golf Village, a 1.75-square-mile community of about 4,300 people by 1967, and grew west toward the Everglades during the 1970s. Driveways at homes from those decades can be due for patching, resurfacing or replacement. About 68.8% of Sunrise homes are owner-occupied, and we handle driveway projects of every size alongside commercial work.

Sunrise Questions

Can you restripe our lot without repaving it?

Yes, if the pavement is in fair condition. Restriping can be done over a cleaned or freshly sealcoated surface. If the accessible stalls have slope problems, though, restriping by itself leaves them in place, and we will point that out.

How many accessible spaces does our lot need?

Under the 2010 ADA Standards the minimum depends on the total number of spaces, counted separately for each lot or garage. For example, a lot with 76 to 100 spaces needs at least 4. Medical facilities have higher requirements. We lay out to the standard, and your designer or the city can confirm site-specific requirements.

Can the work be done while our store stays open?

Often, yes. We split the lot into phases, keep entrances usable, and coordinate the schedule with property management so customers can still park. Sealcoating and striping need dry weather and cure time, so we build a little flexibility into the calendar during the rainy season.

Do you also work on home driveways in Sunrise?

Yes. We pave, patch, resurface and sealcoat residential driveways throughout Sunrise, including older neighborhoods from the city's early golf village days. Each estimate is free and comes with a written quote describing the base, thickness and slope we plan to use.
